Only about 6 out of every 10 homes listed in intown Atlanta sold this past year. But the good ones are still going under contract in under two weeks. In this video, I answer five questions buyers are asking right now: • What if I buy and mortgage rates drop? • What if I keep waiting to buy a house? • What if I can afford the house but hate the payment? • Am I crazy to give up my low mortgage rate? • How do I know if I should actually buy a house right now? With mortgage rates, home prices, and affordability all working against buyers, the goal isn’t to predict the housing market. It’s to make a decision that still works even if the market doesn’t do what you hope. ───────────────────── Erin Coker Compass Call/Text: 404-956-0956 Email: [email protected]

In this video, I break down what I look at before recommending a condo to a buyer, especially in older buildings. We’ll talk about HOA reserves, special assessments, upcoming repairs, meeting minutes, and one issue buyers often overlook: whether the condo building will qualify for conventional financing when it’s time to sell. I’ll also explain why I generally prefer newer condo buildings, what “warrantable” and “non-warrantable” mean, and why a cheap condo isn’t necessarily a good deal. If you’re considering buying a condo in Atlanta, I’d be happy to help you look beyond the unit itself and understand what you’re actually buying into. ───────────────────── Erin Coker Compass Call/Text: 404-956-0956 Email: [email protected]

🏡👀 Atlanta buyers have more choices right now… but that doesn’t mean every house is a good deal. The biggest opportunity I’m seeing isn’t necessarily lower home prices — it’s having more room to negotiate with certain sellers. And with mortgage rates where they are, how you negotiate can make a big difference. 💰 I break down what I’m seeing in the Atlanta housing market, where buyers have leverage, and what I’d be careful buying right now in my full market update on YouTube. 📺 Full Atlanta Market Update on my YouTube channel link in bio!

Drop your info below and I'll connect you with one of my trusted agents in your market - https://forms.gle/vb8KKE4BEBqmNtMU8 Atlanta’s housing market is changing again, and I think it’s getting harder for certain sellers — but that could create some real opportunities for buyers. In this video, I’m breaking down what I’m seeing in the Atlanta housing market right now: more homes for sale, fewer homes selling, longer days on market, mortgage rates back around 7%, and home prices that still haven’t really come down. So what does all of that actually mean if you’re thinking about buying a home in Atlanta? I’ll talk about where buyers have more negotiating power, why I’m paying attention to homes that have been sitting on the market, when I’d ask a seller for closing costs or money toward your interest rate instead of a price reduction, and the types of homes I’d be much more careful buying right now. I’ll also answer the big questions I keep hearing: Should you wait for mortgage rates to come down? Are Atlanta home prices going to fall? Is it better to buy now while there’s less competition? And how do you know when a house that’s been sitting is actually a good deal versus a house nobody wants for a reason? If you’re buying a home in Atlanta or planning to buy in the next year, this is the market I think you need to understand before you start making offers. If you’re thinking about buying or selling in Atlanta and would like to work with me, my contact information is below. ───────────────────── Erin Coker Compass Call/Text: 404-956-0956 Email: [email protected]

Drop your info below and I'll connect you with one of my trusted agents in your market - https://forms.gle/vb8KKE4BEBqmNtMU8 Buying a home in Atlanta right now can come with more negotiating power than many buyers realize. If a seller is willing to contribute $10,000 toward your purchase, should you use it for closing costs, a mortgage rate buydown, or negotiate a lower purchase price? In this video, I break down how seller concessions work and why a $10,000 seller credit could potentially do more for you than simply reducing the price of the home. We’ll compare using seller-paid closing costs to keep more cash in your bank account, using discount points to permanently lower your mortgage rate and monthly payment, and negotiating a traditional price reduction. I’ll also explain permanent mortgage rate buydowns, temporary 2-1 buydowns, how seller credits can affect your cash to close, and why the best strategy depends on your finances, how long you plan to own the home, current mortgage rates, and the negotiating leverage available on the property. Atlanta’s real estate market has changed, and homes that have been sitting on the market, had price reductions, fallen out of contract, or are sitting vacant can create opportunities for buyers to negotiate beyond the purchase price. The goal isn’t simply to get money from the seller — it’s to structure your offer so that any seller concession gives you the most value possible. If you’re buying a home in Atlanta and want help evaluating a property, negotiating seller concessions, reducing your closing costs, or structuring an offer, my contact information is below. Before you make an offer, there are a few HOA red flags you need to look for—and the monthly HOA fee is only the beginning. I recently helped clients sell a home where their homeowners association (HOA) repeatedly warned them about guests parking on the street in front of their house—even though it was a city-maintained street and we couldn’t find anything in the HOA rules or CC&Rs prohibiting it. That experience is a good example of why buyers need to understand exactly what they’re agreeing to before buying a home in an HOA community. In this video, I’m breaking down four HOA red flags I check for with my buyers, including HOA rules and restrictions, HOA finances and reserve funds, deferred maintenance, potential special assessments, and what HOA meeting minutes can reveal about how the association is actually being managed. We’ll also talk about HOA fees, underfunded reserves, upcoming repairs, rental restrictions and some of the questions you should ask before buying a condo, townhome or single-family home with an HOA. Some HOA problems are simply annoying. Others can cost homeowners thousands of dollars after closing. I think a lot of Atlanta homebuyers are paying a premium for homes where someone else has already created most of the value. The new kitchen, perfect bathrooms and designer finishes look great—but you may be paying the seller for years of improvements upfront. In this video, I’m breaking down 10 types of homes I would be very careful buying in today’s Atlanta real estate market—and one of them is actually the kind of house I’d rather see my buyers purchase. We’re talking renovated homes, new construction, finished basements, expensive upgrades, resale value, seller expectations and why the ugly house everyone else skips could have more opportunity than the perfect one. Drop your info below and I'll connect you with one of my trusted agents in your market - https://forms.gle/vb8KKE4BEBqmNtMU8 Are you looking at the Atlanta housing market? Avoid these five types of homes to prevent unexpected financial burdens. When buying a house in Atlanta, the purchase price often hides the true expense of ownership. Many buyers focus entirely on the sticker price, ignoring how escalating real estate costs can erode their long-term financial security. You need to account for expensive property taxes and rising home insurance premiums that are not always immediately obvious. Using a 500,000 dollar home as an example, I explain how builder incentives might temporarily mask these additional monthly expenses. Understanding these variables is critical before you sign a contract. ───────────────────── Erin Coker Compass Call/Text: 404-956-0956 Email: [email protected]

Drop your info below and I'll connect you with one of my trusted agents in your market - https://forms.gle/vb8KKE4BEBqmNtMU8 Why are some homes in the Atlanta housing market getting multiple offers while others sit for months? Here is what is happening. We are seeing a clear divide in buyer behavior right now. The difference often comes down to pricing and the condition of the property. Buyers are flocking to move-in ready homes that require little effort, while properties needing major repairs are seeing far less activity. This trend is shaping the current landscape of Atlanta real estate and influencing how sellers should approach their listings. Understanding these shifts is critical if you are currently buying a house in Atlanta. By analyzing these preferences, you can better position yourself as a buyer or prepare your home more effectively as a seller. ✨JUST LISTED✨Some houses check boxes. This one checks the ones you didn’t know you had. You walk in and the whole main floor just connects — kitchen, great room, living space all flowing together, so the people you love are never more than a glance away. You’re cooking, laughing, and still right in the middle of everything. The guest suite on the main means your people can stay. Really stay. Upstairs, the loft becomes whatever your life needs — the playroom, the late-night hangout, the room that grows up with your family. And the basement? That’s the future you haven’t planned yet. All yours. But it’s the backyard that’ll get you. Coffee on the covered deck before the house wakes up. The fire pit on a cool night, no rush to head in. A wooded yard that asks nothing of you but to slow down. And come summer, the pool’s right around the corner. 4 bed, 3 bath in Loganville. Not just room to grow — room to live. DM for more info!

Gibbs Gardens in Ball Ground is about an hour north of Atlanta and it is not what you’d expect to find in North Georgia. We’re talking 336 acres — 20 million daffodils in the spring, a Monet bridge replica over a waterlily pond, 19 waterfalls, and a Japanese garden that’s apparently the largest in the country. Business Jet Traveler ranked it the #2 botanical garden in America — right behind the New York Botanical Garden. The Atlanta Journal Constitution named it the top garden in Georgia. I can see why! You genuinely need a few hours to explore. Bring comfortable shoes. And don’t skip the Japanese garden — that’s what you’re seeing in this video and it’s unreal. 📍 Gibbs Gardens — Ball Ground, GA

Rates fell to 3 year low today! What does this mean?! Rates dipping below 6% can help buyers a little on payments, but more importantly it brings more buyers back into the market. That usually means more competition. For sellers, it can mean more activity — but only for homes that are priced and prepared well. It’s not a big shift, just an early one as we head into spring.

Sometimes selling takes creativity. Instead of talking either side into a deal that didn’t make financial sense, I took a strategic approach — matched the right buyers to the right home and focused on what actually mattered. The buyers get a home they love — plus built-in equity after some cosmetic updates. The seller was happy and gets a clean, solid deal. That’s how this one moved. People first. Always.
